The location is convenient, in a quiet area with easy access to restaurants and a mall. The room is well-equipped and includes nice bathroom facilities. The bed is comfortable. The room has a window facing the 99 freeway.

The best thing is location - just next door to good area as well as restaurants and a mall. The hotel offers brand-new rooms with kichen and a window facing the 99 freeway and mildew smelling air.

Climate control, a personal safe and multi-channel television in the room and the comfortable bed. Lots of food at breakfast like pastries and bread. The staff was amicable and location was comfy.

Delicious breakfast with a waffle maker 🥞, friendly staff. The room has been recently renovated, the bathroom is spotless, and the beds are super cozy.

Do not stay at this motel. The pictures of rooms are deceiving. Rooms are over priced. The motel is the noisiest motel I've ever stayed in. Little kids running up and down the hallways until almost midnight the three nights I was there. You can hear everything and I mean everything going on in the rooms next to you and footsteps in the rooms above you. The rooms are barely adequate... no lamps in the room I was in, only two overhead lights on the ceiling on bright enough to read. The shower curtain was barely fastened to the wall, ant the toilet was loose. The breakfast consisted of one waffle iron. Overripe fruit & coffee...that was it!! Price of my three night stay... over $300. This motel was a huge disappointment!!!

I purchased a queen suite on Booked.net. Upon arrival the lady at the front desk could not find my reservation, then after giving her the confirmation she informed me there were no suites available, only lower rooms but she refused to lower the price, I will never go back. Rachel

We got an up graded room for just a few bucks more! We booked our room on line. When we arrived, we got a better price from the nice desk clerk. Only 3 stories yet has an elevator to get our bags up to the room easily. Close to hwy 99 yet quiet enough for a good night's sleep. Room was spacious and well appointed. Iron, Blow dryer, In room coffee pot too. Queen bed was comfy. Loveseat and coffee table were good for side by side laptops. Ice box, microwave and wet bar type sink next to the bed came in handy. Lobby breakfast bar was simple with coffee, pastries, bagels, toast and make your own waffle griddle. Kinda cool making your own waffle.

Old tube type tv. But it does swivel to watch from bed too. Room was clean but carpet was very stained along travel ways. Heater / ac had no digital temp setting so It took some adjusting the heat /cool knob to get the room just the right temp.

The staff was helpful and provided items we had not brought with us(ironing board, bottle opener). We were in Modesto for a convention and the pricing for the hotel was very reasonable. We spent very little time in our room.

The room was clean but had an odd odor. There was no microwave or ironing board in the room and the safe was not accessible. I also wasn't crazy about the lighting over the bed for reading. It ran the length of the room and was bright florescent.

Good location near the highway and close to other shopping.

If you are travelling through central california and need a place to stay, great location on the side of the motorway. Seemed to be mostly businessmen in the hotel, and no residents which makes a change. Not really anything else I can add that is good - only use of this hotel would be a cheapish stopover. We at least took in a baseball game, situated just 1 mile / 1 junction down the motorway..

If you are a tourist and want a nice downtown hotel, this is a poor location stuck next to a freeway with no culture or views. Cheap stopover only - would not recomend to tourists.

This is a great choice for business travelers on a budget. I was looking for a suite in the area... There are Hilton and Marriott operations in Modesto, however, when looking at availability, those rooms were $250 - $300, in Modesto for crying out loud! I booked a King Suite for $69.00 here and accomplished my duties without breaking the bank.

Outside doors are always locked, must use room key to get back in, unless you go through the front lobby, which is fine, but when the lot in front is full, it's just not convenient. The key locks need to be serviced out doors as the majority of the time, they did not recognize my room key.
